    3 Cottages Suitable for all ages and abilities. Our spacious, comfortable, and well equipped self-catering bungalows offer a high standard of accommodation, assuring you of a wonderful holiday or short break in Yorkshire. Each has 3 bedrooms - 2 twin and 1 double with en-suite wet room, family bathroom, lounge with colour TV, radio. Well equipped, large dining kitchen. All properties have full central heating. patio and garden furniture. Open grass area to the exterior of the cottages is ideal for barbecues, relaxing or a great game of football. The cottages are fully wheelchair accessible and can accommodate guests of all abilities with level access to all areas. Mobility Aids including Profiling beds, Ceiling or mobile hoists Shower Chairs are available if needed. Perfect for families,(grandparents included) couples or friends looking for that ideal location from which to explore Yorkshire and all it has to offer. Along side we have a one bedroomed cottage annex to our own home offering a for 2 people cosy and comfortable, a perfect getaway for two people. (Cane users only as there are steps to the cottage and shower) Easily accessible from the A1, M1 and M62 motorways ensuring you are never far from amazing attractions, stunning scenery, spectacular shopping, history, culture, outstanding outdoor activities whatever you're looking for, you can be sure it isn't too far from our doorstep. Historic York is only a 15 minute drive away but don't drive into the city, take advantage of the park and ride service at York's Designer Outlet (but leave enough time to visit the Outlet and bag that designer bargain!). The North Yorkshire Moors and east coast resorts are all within 1-1-1/2 hrs drive. with the undiscovered Yorkshire Wolds much nearer. We are none smoking, Pets are welcome by arrangement .

    Awesome as always

    I cannot day enough good things about South Newlands Farm. This has been our sixth stay here. We travel from the USA with varying numbers of kids with varying disabilities. (We adopt special needs kids) Rod and Peggy have been incredible over the years and really go the extra several miles to make our stay comfortable. It really is home from home for us. I am from the area so we come to visit family predominately so having somewhere to stay where family and friends can come and visit us is fantastic. As far as I am concerned, there is nowhere that meets the needs of the disabled community quite like here.

    Great bungalows, wonderful owners and a relaxing break away.

    The bungalows are wheelchair accessible with wide corridors, a great kitchen and bedrooms. It sleeps 6 very comfortably. I am a wheelchair user and its the best accommodation I have ever stayed in. The grounds are great for my assistance dog who loves playing with Rod and Peggy's dogs. Peggy and Rod are great and will go out of their way to provide equipment and offer any other signposting to services if they can not directly provide. One of the bungalows has a ceiling tract hoist and they all have rise and recline chairs (I think). As a family we have stayed in lots of accommodation and this in my opinion is the best. Its a great base for loads of places.

    Home from home.. well to be honest its better :). Fantastic place to stay. Amazing bungalows and welcoming and accommodating owners.

    We have been staying here for many years now... We have stayed all over the country in differing 'accessible' accommodation and this just knocks spots of them all. It is a home from home. The owners are very accommodating and the design of the bungalows is just fantastic and truly fully inclusive. My partner and I have disabilities and we are able to really work as a team using the facilities, especially the kitchen... Because it is so well designed, many of the things that can be a struggle or require support, we manage independently here. The bungalows are large with wide corridors that are easy to manage with mobility equipment. There are really well appointed bathrooms/bedrooms and the owners will provide equipment if they have it, and if they do not they will try and source it for you; all they ask is advance notice :). The owners will even support people to source care providers if they need them. We bring an assistance dog with us and she loves the opportunity to explore in the safe open green areas. We honestly can not recommend here highly enough. We are looking forward to our next holiday later in the year.

    All door widths are 32cm wide, light switches at a convenioent height, low level work surface in the kitchen. Accessto the patio is all on one level or small ramp/ For or less mobile guests we have the following items available, Ceiling hoists in Crown and Copper Cottages, Profiling beds, Shower chair on wheels, Perching stool, Monkey pole, Raised toilet seats, Waterproof mattress covers, Bed blocks, Over bed table, Assistance wheel chair, Invacare mobile hoist, Shower cradle max weight100kg) • Reclining chair is standard in all cottages • Sara Steady. P We can hire air mattresses at a cost of appro £75.00 Bedrooms All have the usual bedroom requirements sheets and bedding are supplied as standard. Crown Cottage Bedroom1 is a double room with a Voyager Ceiling hoist to help you out of bed and into a shower chair and small ensuite wet room. Profiling bed Can be moved here if required Bedroom 2 is a twin with a profiling bed and a single bedroom 3 is a twin bedroom. Copper Cottage Bedroom 1 a double with small wet room ensuite Bedroom 2 a twin with profiling bed and a single it has the advantage of a ceiling hoist in this bedroom. Bedroom 3 is a twin room. Pound Cottage has a king size adjustable bed in the ensuite suitable for a hoist to go underneath (photos of this bed are available if required) .and two twin rooms If profiling beds are needed in any other room there is an additional charge of £50 for removal and instalation Please note whilst equipment loller tests and servicing certificates are current it is used at own risk. Altho we do not jave any enclosed garden there is an area available to excersise your pets Directions. From the north take the A19 towards Selby. Pass the two entrances to Riccall Village on your right side of the road, stay on the A19 and then take the next left into Selby Road, we are 3/4 mile down the road on the left, don't turn into the Business Park though your Sat Nav may direct you there. From the South take to A19 Selby -York Road, turn right at the sign for A19 Business Park, we are about 400 yards on the right.
